Fibreglass vs concrete in Berwick - the soil decides more than the brochure does.

We build both formats. This is the honest comparison: why Casey clay tilts the decision one way, why coastal-sandier sites tilt the other, and how the 25-year vs 50-year design-life conversation plays out across a real ownership lifecycle.

The Berwick-clay reality.

The soil under your back lawn is the most important variable in this decision. Most of Berwick, Beaconsfield, Officer, Narre Warren and the older parts of Hampton Park return AS 2870 Class H or H1 site classifications - highly to extremely reactive clay. That clay swells in winter when it absorbs rain and shrinks in summer when it dries out. Surface movement of 40-70mm over an annual cycle is normal. A pool shell has to deal with that movement somehow.

A properly engineered concrete pool deals with it by anchoring the shell to bored piers that reach below the active soil zone - typically 1.5m to 2.4m deep, depending on the AS 2870 classification. The piers sit in stable parent clay that does not move seasonally. The reo cage ties the shell to the piers. The clay above can move; the shell does not.

A fibreglass pool deals with it differently. The shell arrives as a single moulded piece, gets craned in, and sits on a 100-200mm compacted sand pad inside the excavated hole. The shell itself is not anchored to anything beneath - backfill compaction around it holds it in place. On Class M or Class A soils (sand, gravel, low-reactive clay) that works perfectly for the life of the pool. On Class H reactive clay, the shell can experience differential pressure as the surrounding clay moves, especially during the first 2-3 seasonal cycles before the backfill fully settles.

You can engineer a fibreglass pool for reactive-clay sites - additional ground anchors, a thicker sand bedding pad, a perimeter drainage bund - but each upgrade narrows the cost gap that made fibreglass the attractive option to begin with. By the time you have engineered a fibreglass install properly for Class H1, you are within $8,000-$15,000 of a concrete shell, and the concrete shell still has the longer design life.

Where fibreglass wins anyway.

We install fibreglass pools regularly because the soil is not always the deciding factor. Three situations where we actively recommend fibreglass:

  • Sandier blocks. Parts of Clyde North, the newer estates in Officer, and the lower-lying blocks toward Cranbourne South return Class M classifications. Fibreglass installs cleanly with standard sand bedding - no upgrade required.
  • Tight access. A crane lift over a single-storey roof can place a fibreglass shell in 90 minutes. The same block done in concrete would need an 8-ton excavator threading through a side gate, half a dozen concrete trucks, and a shotcrete pumper - sometimes physically impossible without removing fencing.
  • Fast turn-around. Investment property, holiday rental, or a primary home that is being sold in 3-5 years. The 4-week fibreglass install vs 16-26 week concrete program is a real difference when you are trying to add value before sale.

The 25 vs 50-year design life conversation.

The numbers are real, but the way to use them depends on you. A properly engineered shotcrete shell with full reo and modern waterproofing has a documented 50+ year structural life. The interior finish (pebble, quartz, tile) is on a separate 15-25 year cycle and gets refreshed without touching the shell. The equipment (pump, filter, chlorinator) gets replaced on a 10-15 year cycle. The shell itself is the bone structure of the pool and should outlast your time in the house.

A modern fibreglass shell has a 25-30 year design life. Gelcoat starts to oxidise and craze somewhere around the 20-year mark and the shell typically needs an epoxy refinish to push it through to 30. Manufacturers warrant the structural shell for 25 years and the surface for 7-10 - both genuinely good warranties for the format.

So how do you use those numbers? If you are 35 years old, building your forever home, planning to swim with grandchildren, the concrete shell is the answer - you will own the pool through one finish-refresh cycle and still be on the original shell at age 75. If you are 55, downsizing, and this is the pool that gets you to your next-house sale in 10-12 years, fibreglass does the job and saves you $20,000.

Surface-finish flexibility.

A concrete shell takes any interior finish on the market. We bring physical samples to every site visit - pebble in dozens of shades, quartz blends like StoneScapes and PebbleSheen, glass-bead pebble that shimmers in afternoon sun, full porcelain mosaic tile, glass mosaic in any colour combination, and natural stone for the very-high-end builds. Coping is chosen independently. Waterline tile is its own decision.

A fibreglass shell comes in whatever gelcoat colour the manufacturer offers. The current Australian fibreglass market gives you 6-10 colour choices, ranging from white through pebble-blue to ebony. Some manufacturers offer a ceramic-coated premium finish - closer to a quartz feel underfoot - but the colour is still locked in at the factory. Coping you choose independently; waterline trim is integrated into the shell.

A real cost-per-year framing.

If you divide capital cost by design life, the two formats land closer than the sticker prices suggest. A $58,000 concrete shell over a 50-year life is roughly $1,160 per year. A $42,000 fibreglass shell over a 28-year life is roughly $1,500 per year. Concrete is actually slightly cheaper per year of design life. But cash flow matters too - and the $16,000 capital difference is the gap that funds a heat pump, a glass fence and the paving for many families.
