Flood overlays — check first.

Parts of Cranbourne East and Cranbourne South sit under the Settlement Drain / Cardinia Creek floodplain overlay. It rarely blocks the build, but it does mean excavation spoil has to leave the site and the engineering report needs a 1-in-100-year flood level statement. We check the City of Casey planning overlay map at the site visit and factor it into the quote on day one.
