Three zones, three design conversations.
Growth corridor (Cranbourne East/North/West, Clyde, Clyde North, Botanic Ridge, Officer): young families, new estate builds, 500–700m² blocks, Class M reactive soil, design covenants requiring glass or aluminium fencing. Fibreglass shells with travertine or porcelain paving are the default. Fast permit pathway — usually 4–6 weeks Council approval.
Established Casey (Berwick south, Narre Warren, Endeavour Hills, parts of Hampton Park): mature 70s–90s housing on 600–1,000m² blocks, mature gardens, sometimes access-challenged streets. Roughly even split between concrete and fibreglass depending on block constraints. Renovation work on original 80s and 90s pools is steady volume.
Rural-residential fringe (Hampton Park south, Hallam South Road, parts of Lyndhurst): 1,500–3,000m² blocks, mixed soil from Class M to Class H2, room for premium custom concrete pools 9–12m with feature walls, alfresco pavilions and full landscape integration. $90K–$140K builds are normal here.
City of Casey permit checklist.
- Building permit — every pool over 300mm deep. Council fee $560–$900 + private surveyor $1,800–$2,800.
- Structural engineering certificate — reactive-clay piers, footings, reinforcement design. $1,200–$2,200.
- Geotechnical soil report — needed for any concrete pool, recommended for fibreglass on H1+ sites. ~$700.
- AS 1926.1-2012 fence certification — certified independent inspector. $400–$650.
- Victorian pool register lodgement — mandatory within 30 days of completion. We handle it.
- Domestic Building Insurance — required for any build over $16K. We carry it as a VBA-registered builder.
